Am I limited to the choice of one Builder ?
No, you can choose your Builder. The builder would need to be approved by the Architectural Review Board and appraised of the minimum building requirements at Lakes of Deland.
Do you allow pets ?
Pets are permitted, but limited to no more than three household pets per lot. Said
household pets may only include dogs, cats, or birds. Specific dog breeds
that are considered dangerous such as, but not
limited to American Pit Bull Terrier,
Rottweiler, Chow-Chow, and Akita are specifically prohibited.
Tell me about the construction of these homes?
Each Living Unit shall have a private, enclosed garage
for no less than two (2) cars. No garage may be used for living area
without the construction of a garage as specified above to replace the
garage that is converted to a living area. Each dwelling shall have
a minimum of 1,700 square feet of living area (air conditioned space) in
addition to the garage, porches and accessory uses. Each dwelling
shall have a minimum of 300 square feet of covered porches above the 1,700
square feet air-conditioned space requirement. Each driveway shall
be paved with concrete pavers from the curb to the garage. All sidewalks
on each lot shall be constructed of concrete pavers.
House walls are of concrete
block construction with stucco exteriors.
All roofs shall be composed of concrete barrel tile with the type, style and
color designated by ARB.
What are your lot sizes?
Typical lot sizes are 65 feet wide and 125 feet deep. Side setbacks vary in size but most are
10 feet.
What is the monthly rate for the Home Owners
Association?
The base Monthly Assessment will be $135.00 per Lot.
Who can live in a 55 Plus Community?
The Property shall be operated as a community for Older Persons, (55 plus)
in compliance with the terms and provisions of the Federal Fair Housing
Act, Title VIII of the Civil Rights Act of 1968, as amended by the Fair
Housing Amendments Act of 1988, 42 U.S.C. §§ 3601-19. Each
household must have at least one person aged 55 or over unless covered
by the exemptions of the Fair Housing Act, Title VIII of the Civil Rights
act of 1968.
Can My children and grandchildren visit me?
Yes, however they cannot stay more than 30 days at any one time. There are
restrictions that require one of the residents to accompany the guests
while they are boating or on the docks.
